When measuring maintenance KPIs, it is important to select the right metrics that match the specific goals and requirements of your business. There are a variety of KPIs used in the manufacturing industry, but not all of them are relevant for every business. You should consider the following steps when selecting and measuring KPIs:
1. Define clear goals that are suitable for your business and your strategy; set specific, quantitative goals that are measurable and that you want to work towards.

1. Mean Time Between Failures (MTBF)
The MTBF indicates how long a system operates on average between two failures. It is calculated by dividing the operating time by the number of failures. A higher MTBF value means that a system operates longer before it fails. This is an important indicator of the reliability and availability of systems.
To improve the MTBF, it is important to analyse the causes of failure and take preventive maintenance measures. A CMMS enables you to record downtime, identify the causes of failures and plan preventive measures.
2. Mean Time To Repair (MTTR)
The MTTR indicates how long it takes on average to repair a system once a failure has occurred. It is calculated by dividing the total downtime by the number of failures. A low MTTR value means that failures can be rectified quickly, resulting in shorter downtime.
Some businesses also differentiate between the Mean Time To Repair and the Mean Time To Recovery as a maintenance KPI. The time to recovery describes the time required to return a system to normal operating status after a failure. In contrast to the Mean Time To Repair, which focuses on the repair time, the Mean Time To Recovery refers to the time required to restore the system to full functionality, including diagnostics, purchasing spare parts and carrying out all necessary measures (see graphic).
A CMMS enables you to record and analyse repair times in order to improve the MTTR. Does diagnostics take a long time? Is it the repair process itself or the wait for the right spare parts? By monitoring and analysing repair times, you can identify bottlenecks and inefficient processes and determine measures to shorten repair times.
3. Overall Equipment Effectiveness (OEE)
The OEE is one of the most important key figures for evaluating the overall performance of a system and production. It takes into account the availability, performance and quality of the system. A high OEE value indicates that production and system performance are efficient and reliable.
